What D23 does

From recurring problems
to reliable operation.

Resilience starts with understanding how a building actually works. D23 combines hands-on diagnostics with practical improvements, recovery planning and knowledge that stays with your team.

01

Diagnostics & troubleshooting

Find the cause.

Mechanical systems, BAS and controls troubleshooting that follows the whole system—from pumps, piping and equipment to the sensors and sequences that control them.

02

Restore system performance

Make it work together.

Functional testing, sequence verification and practical adjustments to restore dependable operation and address recurring problems.

03

Operational resilience

Prepare for what fails next.

Identify critical dependencies, weak points and recovery options. Prioritize practical improvements that help facilities manage disruptions.

04

System life extension

Keep useful equipment useful.

Evaluate obsolete controls, retrofit paths and service options before committing to wholesale replacement.

05

Technical support & training

Strengthen your team’s expertise.

Clear system documentation, hands-on troubleshooting support and training that helps facility teams understand what they operate.

New business. Experienced leadership.

“Listen to your machine.”

Division 23 Service is a new independent business built on Paul’s more than 30 years of experience in mechanical systems troubleshooting, building automation, technical service and team leadership.

As founder and former president of Core Control Inc., Paul led teams serving commercial and healthcare facilities. His background spans pneumatic controls through modern building automation, including Niagara platforms.

D23 brings that experience to facility owners, maintenance teams and contractors who need practical answers and a clear path forward. Paul’s approach starts with service to others: listening carefully, helping people solve difficult problems, and giving facility teams the understanding and support to move forward with confidence.
